The Isle of Skye Estate Agency together with its sister company Islands & Highlands Cottages are in the unique position of being able to offer a long term letting service via both businesses.

Our service includes:-

1 - Visiting your property and providing you with a valuation of your expected monthly income and advising if the house is suitable for long term letting purposes or what is required to bring it up to standard.

2 - Taking relevant details and pictures and placing the property on our web site under the ‘To Let’ section.

3 - Dealing with and passing on all enquiries/references to property owners of the property when necessary.

4 - Once suitable tenants have been identified we will arrange to have a Short Assured Tenancy Agreement drawn up by a qualified Solicitor.

5 - We will collect rent on the owner’s behalf either by arranging for a direct debit to be drawn up or by collecting the rent on a monthly basis and paying it into relevant account.

6 - We will inspect the property on a regular basis at a time to be agreed with the tenants.

7 - We will undertake to organize the necessary repairs/replacements when necessary with approval from the owners.

A competitive fee will be charged for the initial marketing work of £250 plus vat. This figure includes the preparation of details, the inclusion of the details on our web site and property guides and all work including enquiries and the drawing up of a Short Assured Tenancy Agreement. Once the tenants take occupancy of the property a monthly management charge of 15% of the rental will be deducted.

We also offer a secondary service whereby we simply carry out all the work up to and including the drawing up of the Short Assured Tenancy Agreement.  From this point we withdraw our services and leave the on-going management to the Landlord.  For this service we charge £350 plus vat.
