HOME REPORTS
As from 1st December 2008 all houses advertised for sale in Scotland must have a Home Report. The seller or seller’s agent is responsible for providing this report to prospective buyers who request a copy of one and therefore the Home Report must be ready prior to your house being advertised. The Home Report will provide all relevant information with regard to the condition and value of your property.
The Home Report consists of three elements:-
Property Questionnaire – to be completed by the seller with help if required from your selling agents. This questionnaire will contain useful information for potential purchasers with regard to any home improvements carried out, planning permissions, council tax banding etc.
Single Survey – carried out by a surveyor who will list the condition and value of the house and will probably include a Mortgage Report.
Energy Report – Again probably carried out by a Surveyor and this will provide you with an energy efficient rating on the property plus some useful energy saving advice.
A Home Report must be provided to genuine potential purchasers within 9 days of them requesting one. It is therefore our intention to only place properties for sale on the open market once the report is complete. As selling agents we will compile the elements of the Home Report and present them in an easy to use folder. For this service a cost of £10 will be charged to buyers who request a copy.
EXCEPTIONS
New built houses or houses that are sold ‘off plan’ do not require a Home Report nor do properties that have just been converted to a home for the first time. Also properties that require complete rebuilding/refurbishment or demolition and are therefore not fit for habitation would not require a Home Report.

ENERGY REPORT (ENERGY PERFORMANCE CERTIFICATE)
Whilst this forms an element of the complete Home Report pack it is also necessary for all houses on the market to provide an EPC to potential purchasers from 4th January 2009. We have obtained a competitive rate from a local surveyor for carrying out this work and the necessary EPC will cost £85 plus VAT. We are confident that this is a realistic figure and clients should contact this agency so we can arrange for the work to be carried out.
Long Lets
Houses available for long letting also require an EPC.
