Welcome to our FAQ page, compliled over the years from the questions asked by purchasers and sellers of property.
WHAT DOES UNDER OFFER MEAN?
It means that an offer has been submitted and the sellers are happy with the offer and wish to proceed to concluded missives. At this stage the conveyancing procedure is on-going and in exceptional circumstances sales can ‘fall through’ prior to completion. Should this happen the ‘under offer’ sign will be removed from the property and it will in effect be back on the market. Once the solicitor has concluded missives the property is then considered ‘sold’ and is removed from our web site.
HOW AND WHY SHOULD I NOTE INTEREST IN A PROPERTY?
If you find a property you would like to purchase but are not yet quite ready to make an offer you should get your solicitor to ‘note interest’ to us on your behalf. If another interested party wishes to offer we will advice you of this and perhaps set a closing date thereby allowing you the opportunity to submit an offer also.
WHAT IS A CLOSING DATE?
If a property has been very popular and we have at least two ‘notes of interest’ then we will set a date and time by which interested parties must have an offer to us for consideration by the seller.
WHAT IS A CROFT? CAN I BUY A CROFT?

HOW CAN I PRINT MY PROPERTIES WITHOUT CHOPPING BITS OFF?
This is easy ... simply print the pages in LANDSCAPE mode, the pages are all designed to fit in this orientation. Also ... if you have Internet Explorer 7 (IE7) installed on your computer then you can use the PRINT PREVIEW option and choose SHRINK TO FIT.
WHAT DOES THE POINTER DO ON THE MAPS?
This is the location of the property. Click it and you can enter YOUR postcode and Google will provide you with exact driving (or travel) instructions on how to get to the property from your own home or business in a new window.

DO I HAVE TO HAVE A ‘FOR SALE’ BOARD?
No, certainly not. We know that some agents like to push boards on clients and sometimes that is more for their sake (free advertising) than for any actual benefits having a board brings to you the seller. In some cases a board is good, particularly if the property is hard to find but a major pitfall of erecting ‘For Sale’ boards is that initially they look fresh and proud but after a few months of wind and rain they start to look old and faded and the message from them is ‘hey look at me I am not sold yet!!!!’ Not really what you want. If you would like a board you can certainly have one but our web site is so good and so busy that everyone will know your property is for sale anyway.
