DESCRIPTION
Located in quiet highland glen from which there are pretty open views across the countryside the subjects for sale comprise of Riding Stables, Kennels and Cattery all occupying a large area of land extending to some 70 acres or thereby. The majority of the land is undeveloped croft land which offers potential for further expansion is so required and although no planning permissions have been granted we understand that the land offers potential for the erection of at least one dwelling house. The Riding Stables were established initially as a small trekking centre in 1998 and this has flourished and expanded over the years. A most impressive Riding School was added in 2001 and this is the largest indoor riding School north of Perth until it ceased trading in June 2007.The Stables offered very successful SVQ Level 3 training courses and where one of only seven British Horse Society approved ‘Where to Train’ centres in Scotland with 8 full time members of staff. A very popular ‘Kids Club’ was run on Saturday mornings and this attracted some 50 local children. Portree Riding Stables do not only satisfy a strong local demand and provide a full Livery service but are of course very popular with the tourists who flood the area particularly during the summer months and they achieved a 4 Star Scottish Tourist Board rating.

The stables has continued to be a base for Portree Riding Club and Lochalsh and Skye Riding for the Disabled group. During Portree Riding Stables may successful years in operation scope for business included:

The Kennels & Cattery are situated behind the Riding Stables and both buildings are fully equipped and well designed. Both the Kennels and Cattery were established in 1994 and provide a much needed facility with no shortage of occupants! They are also the perfect ‘add on’ business to the Stables and provide a steady and lucrative income throughout the year.

However it may be that interested parties wish to purchase just part of the business and accordinghly the subjects for sale can be slpit into 3 lots. LOT 1 represents the purchase of the subjects as a whole. LOT 2 comprises the stables with cattery building and LOT 3 consists of the kennels, compound and approximately one acre of land.

LOCATION
Garalapin is a small crofting township located on a quiet B road and yet just 2 ½ miles from the capital town and centre of population Portree. Portree is a rapidly expanding town with excellent local services including both primary and secondary schools and a cottage hospital and modern medical centre. There are also supermarkets, shops, hotels and restaurants. The population swells during the summer months and the many thousands of visitors to the island like to base themselves in and around Portree. The influx of the tourists is an added boon to the economics of the area and the subjects for sale fulfil a very necessary and appreciated sporting facility and service. Two private access roads lead off the quiet public road to a very spacious parking and turning area which provides access to both the Stables and the Kennels & Cattery.

RECEPTION UNIT
A mobile fully serviced wooden building provides a reception area and comprises kitchen, staff room, office and cloakroom.

THE STABLE BLOCK
Large purpose built building of corrugated iron construction with concrete floor houses 11 Saltire internal loose boxes stables. The tack room is located at the end of the building and provides ample track storage for up to 30 horses. Total area approximately 30 x 15 metres.

THE RIDING SCHOOL
Very generously proportioned Riding School erected in 2001. Biggest Riding School in the Highlands. Fully enclosed building with floodlighting and heating. Mirrors along one side. Sand and rubber surface. Approximate size 45 x 35 metres.

OUTDOOR MANAGE
The Outdoor Manage is located to the side of the Stables and is fully enclosed by post and rail fencing. Approximate size 40 x 27 metres.

WINTERING YARDS
There are 3 fully enclosed wintering yards one with a shelter shed.

HAY STORE
A separate building provides storage for Hay, Feed etc.

CATTERY
Located in a former stone croft house and converted to provide 10 heated pens. Licensed for up to 15 cats. License has to be renewed annually with the Council.

KENNELS
The Kennels are situated in a purpose built building located away from the yard with vehicular access. Spacious building with Upvc double glazing. 10 pens with runs (runs approx. 6 x 2 metres). Electric heating. Small kitchen area and WC. Each pen can accommodate up to 3 dogs. Licensed for up to 15 dogs. License has to be renewed annually with Council. Fully enclosed exercise compound beside the Kennels.

LAND
An area of land extending to some 30 acres or thereby is available with the sale. This land is croft land and interested parties would be able to discuss the best method of purchase to suit their own particular requirements. It is intended that the purchaser will become owner occupiers of the land and this will require a Clawback provision to be incuded in the sale. Also included in the sale will be two additional areas of ground which extend in total to 70 acres or thereby.

CLAWBACK
Clawback provision - the conveyance to the successful purchaser will be a nominee conveyance by the crofting landlord at the request of the crofting tenant in terms of the Crofters (Scotland) Act 1993. The conveyance in favour of the purchaser will contain a clawback provision providing that in the event of the land being resold within 5 years of the date of purchase a sum equivalent to one half of the difference between the price paid to the crofting landlord and the retail value of the land will be paid to the landlord. Prospective purchasers are strongly advised to consult a solicitor conversant with crofting law.
